About The Waterfall Retreat

The Waterfall Retreat is a spectacular 10-bedroom converted mill in the peaceful Cumbrian village of Tebay. This massive group accommodation sleeps up to 19 people across three floors with 8 bathrooms and parking for 8 cars. Perfect for big family gatherings or that weekend when you need to escape with all your mates who've been promising to meet up since forever.

Set in stunning countryside with its own beck (that's a stream for you southerners), this accommodation offers proper relaxation. Fancy a dip? Jump from the hot tub straight into the cold beck water - nature's own ice bath that'll either invigorate you or make retreat faster than a shy turtle. The property has gated access to the water and is just 1.8 miles from Orton village with its chocolate shop, tea room and pub.

Accommodation is spread across three floors with super king-size bedrooms, twins and a single room. The lower ground floor features two king-size rooms and two super king-size bedrooms (one with en-suite). Ground floor has another super king-size room with two shower rooms, while the first floor offers two more super kings, two twins, a single, bathroom and shower room.

Explore the Lake District with Kendal just 12 miles away (25-minute drive) offering shops, restaurants and the Brewery Arts Centre. Visit Haweswater (30-minute drive) for stunning walks, or Great Asby Scar National Nature Reserve (15-minute drive) for limestone landscapes. Keswick, with its outdoor shops and lake activities, is 25 miles (45 minutes) away.

The Waterfall Retreat is ideal for multi-generational gatherings with a private gym, games room with arcade machine and air hockey, plus that glorious outdoor hot tub and sauna. One guest even spotted the Northern Lights during their stay!

Wow!!! What an amazing house. We visited waterfall retreat for my sisters 40th birthday and it did not disappoint. The space was exactly what we needed for a girly weekend with all the family. The waterfall was gorgeous and we thoroughly enjoyed the sauna and hot tub. And what a cosy fun space on the living room for us to settle down and relax. We all did say that we would have liked more lighting outside near the hot tub and also better lighting in the bathrooms as when it got darker it was difficult to put your makeup on properly. But if all Ive got to complain about is lighting then we left very happy. Would love to return
An absolutely stunning property with a location that is simply magical. Well stocked with all you need for a large family celebration. Very clean and very comfortable. The beds are like sleeping on fluffy clouds. We had 3 generations of family and our best of friends at the WFR to celebrate our 25th Wedding Anniversary and there was enough room not to be on top of each other. I certainly recommend this holiday place

Waterfall retreat was amazing, the facilities outstanding. The house was clean and comfortable with great amenities. We all felt at home as soon as we arrived, very easy access for our elderly mother. She had the ground floor bedroom, with the shower room across. We all took a dip in the waterfall and enjoyed the hot tub and sauna. Many meals were made in the well equipped kitchen and eaten around the very large dining table. We will definitely be returning

Beautiful location and house.
The waterfall retreat is the perfect getaway accommodation for a large groupfamily. Our group had an amazing getaway from getting lucky enough to see the northern lights to relaxed days using the hot tub, sauna and dipping in the river. The attention to detail makes it so you could easily move in for the week and don't need to bring much more than yourself. Will absolutely be back again!

Beautiful and quiet surrounding. The house itself is also very well equipped and maintained and is very clean when we moved in. Everything is ready to be used and functions well. The place is also not so far away from a number of sightviewing places in the lake district. Highly recommended if you would like a nice, relaxing and quiet holiday, especially for families.

This is a great place for a large family gathering. Our party ranged in ages from 18 months to 93 and there was plenty for everyone to do throughout the weekend. Sarah couldn't have been more helpful, meeting us on arrival to show us around, providing contact information and advice for our stay and then checking that everything has gone well immediately after our stay. Would definitely use again.
Overall we enjoyed our stay at The Waterfall Retreat, however we did experience a few issues. After the first couple of nights we discovered mould growth in the lower ground floor bedrooms Herdwick and Teeswater. Fortunately we had some bedrooms that were not in use so we could swap round. This was reported to the host who took 2 days to respond only to tell us this was a previous issue which they had rectified by using a dehumidifier in those rooms. To us a dehumidifier is a temporary fix, not something you leave running everyday and have to empty twice. The floors are extremely creaky in the dining and kitchen area so if you have early risers in your party they could well wake you up in the morning. The kitchen area is also quite small making it challenging to prepare a full meal for everyone. Overall cleanliness was passable but we felt it could be better. Water pressure and temperature was hit and miss especially in the showers. We felt with a bit more involved management some of these issues would be resolved quicker. We reported the sauna light not working and the dials controlling the jets on the hot tub being extremely stiff to turn so hopefully these have been attended to. On the positive side the location was great, the beds were very comfy, the house was warm and comfortable, the outside space was lovely for sitting out for food and drink and the main living room was great for getting everyone together at night.
I stayed here for my 35th and honestly didn't want to leave, the house was perfect! We had roughly 11 people plus a child and everyone had their own spacious room even one with its own kitchen and snug attached to it. The highlight was of course the waterfall and the outside area, while some of the group stayed in the warmth inside playing Air Hockey... the rest of us braved the waterfall itself and loved it! Getting the pattern down perfectly Waterfall Sauna Cold Shower Hot Tub. With a Pizza Oven just outside the lounge, it was the perfect mixture of making homemade pizza while mixing some cocktails at the bar and catching up with friends, listening to music. With it being just 8 minutes from the Tebay services off the M6, you would never know given how peaceful and remote it feels. Truly the perfect gift for any occasion!
