The accommodation is split across three floors with two separate kitchen areas - one ground floor kitchen with breakfast island and a first-floor kitchen/diner. There's a cosy sitting room with wood-burning stove, a mezzanine sitting area with balcony and a conservatory dining space. Every bedroom has its own bathroom - essential when you've got 20 people fighting over mirror space!

Eden Mill Reviews

We stayed at Eden Mill for my 70th birthday with a group of friends, and the accommodation was good, with plenty of room for everyone and lots of en suite bathrooms! The kitchen was great, with everything you needed to cook, and we never ran out of plates, etc. It was helpful too to have three fridges there plus one in the firstfloor kitchenette area for food and drink. I was a little surprised there were no glass wine glasses, but there were plenty of plastic ones. The outside space is lovely, with plenty of seating areas and the sound of the running stream masking any noise from the nearby road. I was disappointed, however, that the jets for the hot tub didnt work. On the plans it said there was a room with a kingsized bed on the first floor, but there didnt appear to be one, though otherwise the rooms were accurately described. I think it would be helpful if the details of all the rooms alongside their names were published in the plans, as if youre sorting out a big group it makes it easier. I asked and got those details, and I was able to preplan who went where! All in all, it was a spacious, wellpresented, and comfortable property, and ideal as a base to get out and about in the Lake District. We really enjoyed our long weekend there.
Came to celebrate my 70th birthday with a great bunch of mates. The big bonus was the gorgeous weather and being able to access the lovely outside area, which makes very ful use of the space available. Loved the balcony looking over the mill race, for small group conversations. Bedrooms great, kitchen fully equipped, interesting decor and very flexible seating arrangements. Would have benefitted with outside light switch being easier to find, as we struggled with the small curved step on way to patio. Everyone loved their stay. Thanks!

We had a lovely stay at eden mill it is a beautiful house. the only problem as stated before is the hot tub . the jets just do not work and if a new pump has been fitted i would be calling the suppliers. we picked this house because it had a hot tub so not been able to enjoy one does effect the holiday. otherwise this is a perfect holiday accommodation. the longer it is left unfixed the more negative reviews will effect the accommodation book ability i should imagine. ps the sauna is great and the road did not cause any issues thank you

This was our second stay at Eden Mill and can not fault a single thing. It is the perfect place for our family to all get together. We ate together, laughed together and just had a great time. The bedrooms are lovely, plenty of space. The kitchens were both great with the main kitchen having everything we needed to have a buffet style meal one night and a carvery style Sunday lunch! The garden is beautiful and bet summer stays are wonderful! Sauna and hot tub were both used. We have already booked our stay fir next year! Well done everyone in the running and upkeep of such a lovely house.
Went to Eden Mill for a pre Christmas family get together, not only did it fit the bill for what we needed but it was absolutely fantastic. Spotlessly clean, easily accessible and great for children and adults alike. We had one very minor query which after a quick phone call was resolved immediately. Cant fault this place, if your looking for a group get together this is the place.
We were all blown away with this property for our annual family gathering. So much so we are planning to return next year. Just one small gripe is that the hot tub, whilst lovely and warm does still not really work properly as reported by previous guests. The jets just do not work so no real bubbling happening, just a hot outdoor soak. Would be absolutely perfect if this was sorted.
Booked for an extended family get together and was the ideal size for our party. We all enjoyed the stay and the outdoor facilities including the sauna and hot tub. Also plenty of space inside for everyone to relax and get together to eat and relax. Was surprised to find no welcome pack as a pint of milk and some coffeetea would have been a pleasant surprise after a long drive and no starter pack for the log burner in the lounge. Also whilst all the obvious cleaning has been done there are lots of cobwebs and collection of dust behind everything you move. We also found mould from a previous guests spillage under the upstairs fridge. The bedding in our bedroom was moth eaten in places and the duvet cover also had tears in it. The window cleaner came during the stay and left behind a large amount of standing water in the entrance porch that we had to mop up. Parking was tight for the 6 cars we had so not sure how many more you could safely fit. Overall ideal size for a large party we were 12 adults and 1 baby but missing those finishing touches that would have made it somewhere we would come back to.
Excellent holiday home, a beautiful location, very nice rooms with comfy beds and great bathrooms. The living rooms and kitchen are absolutely massive, the garden is stunning , the sauna is brilliant and the hot tub is even better. Would definitely recommend and will 100 percent visit again in the future.

Fantastic house in a great location, very clean and well kept. Beds and sofas were very comfy, great space for all the family. Not far to travel for sightseeing and Kendal just down the road with a big Asda for grocery shopping. We all enjoyed our holiday in this lovely house

We booked our stay to celebrate Lorraine's 50th Birthday The house was perfect, with plenty of space for our family to all get together and eat, sleep, relax and entertain ourselves. The kitchen areas were well equipped with everything we needed. The living spaces were comfortable and allowed us to either come together or take time out in smaller spaces. Bedrooms were clean and comfortable. The garden is lovely and I'm sure it is perfect for the warmer weather! We did have problems with the Hot Tub as other reviews have mentioned, jets had no power and we couldn't get the fire to stay lit in the sauna but it didn't spoil our stay. We will definitely be back, same time next year, looking forward to it already!

The house was awesome, and everyone had a great time. We had plenty of space to host our family NYE party and for those who needed to hide neurospicy. The hot tub was not working correctly and after the first day turned green and smelt terrible, but that was our only real problem.
It was a real shame the hot tub didnt work. We specifically chose a property with one so was disappointed when we found it not working properly. There isnt enough pans that can be used on the induction hob several that dont work so could do with replacing. Luckily I had bought a couple of my own with pre cooked food in that worked so we used them all weekend. I also dont see the point in the upstairs kitchen theres nothing to cook on! The space would be better used with a pool table or something similar.
We couldnt have wished for anything more perfect. As a group of 20 this house was very accommodating. The house was perfectly clean throughout with a well equipped kitchen. Even the garden area was immaculate. The bedrooms were very comfortable and considering the house is next to a main road there was no noise disruption. The seating areas throughout the house were cosy and the house is beautifully furnished. We can not fault our stay at Eden Mill and we would highly recommend it. We hope to be going back very soon.

We had a very happy weekend to celebrate a special family occasion. The accommodation suited all ages from eight to eighty. Excellent garden and outdoor facilities. Very good public rooms.
We had a wonderful weekend stay for a Golden Wedding celebration 19 guests ranging in ages from 1074. The house is very comfortable and the garden, which we were able to enjoy in reasonable weather, is a real gem. The only slight negative was traffic noise at times but the positives far outweighed this issue.

The kitchen was very well equipped the only item we couldnt find was an icecream scoop maybe a small addition, just friendly feedback. Excellent facilities however on arrival the oven wasnt working. Maintenance guy came straight out and fixed it. The following day the hot tub and sauna were not working. Agin they were fixed in a couple of ours. Fabulous place. Would definitely recommend it, Thank you Eden milk for a wonderful weekend.
Lovely property, really comfy and spacious. The hottub and sauna were good fun, and the atmosphere of the whole place with the stream is superb. We had an issue with maintenance but thats unavoidable sometimes, and overall we had a great time.

We had a fabulous weekend for my daughters 50th birthday all woman age range from 17 to 75 Eden mill was very comfortable and we really enjoyed the outdoor facilities and we loved the stream. We will definitely be returning.

The property was fantastic for our group size. The beds and pillows so comfy and the overall cleanliness, amenities and comfort was fantastic. Our group would love to return as it is such a great base for a walking holiday. Easy access check in and out and helpful having a contact too. Only recommendation is to provide a surface spray in kitchen and more dish cloths, I think next time wed take a scourer. We took everything we needed and had a food delivery which was perfect. Amazing stay, the sauna and hot tub were fantastic. Space for all 16 of us to dine was such a bonus too.
Outstanding property it was perfect layout and size for a large family gathering. All the facilities in the house were fantastic and all the utilities to hand. Only feedback I would provide is possibility of a tv in every bedroom. The outdoor facilities were fantastic. We will definitely look to return in the summer next time so we can enjoy the wonderful outdoor space

What a lovely property. We were a group of 17 and this house felt more spacious than we thought. It was clean and inviting and the garden is stunning! We had no issues with anything. The road is a busy road but we barely heard it especially at night. Plenty kitchen equipment to use. Would definitely recommend.
Collective reviews from the 8 families sharing the accommodation Check out time was too early, especially for very small children. Lack of basic sundries made it inconvenient For example. No salt, pepper and oil in the kitchen. We understand that it's self catering, but in previous establishments these basics have been supplied. There was also not a mop or broom available, nor a kitchen spray, despite this being expected. So we found it difficult to keep on top of the cleanliness we had weaning children within our party. There was only 2 tea towels in the kitchen, when we expected towels to be supplied. 15 adults and 2 tea towels is not near enough. Only one wash cloth and one sponge for the kitchen sink, same issue as above. No fire lighters for the BBQ, again in the discription we anticipated for some to be supplied, same goes for the sauna wood but no fire lighters. We didn't feel that the hot tub was in fully working order you could only have bubbles on one side at any one time, not simulatiously around Car parking allocated for 8 cars, however, one space was full of debris and unusable, someone had to park on the road.

Generally we were very happy with the accommodation and would gladly say to anyone that it is well worth a visit. Just two small points of note,the five barred gate has a loose hinge at the bottom and although most visitors probably would not need it shut,we had small children in our party and had to keep it shut when they were around.Secondly we could have done with more oven space,that said the kitchen facilities were much appreciated by us.Three fridges provided plenty of room for our celebration weekend food and drinks.

Great property with great downstairs rooms and outside facilities. Parking a bit tight but there was a lot of us. Some bedrooms a little tight. Booked again though because overall a great place.
Our group have been going away together for approximately 20 years and the concenus was that this was the best property we have stayed in. Well equipped, beautifully decorated and absolutely spotless. The hot tub and sauna were the icing on the cake and well used. Recommended without hesitation,we will be back.
Eden Mill is a great property for a big family gathering. A 60th wedding anniversary The hot tub was enjoyed by younger members of our party, The gardens had plenty of places to sit .The property is very well equipped. Plenty of crockery etc.Only thing missing were tea trays. The only problem was lack of instructions for the heating.
Great house. Garden also really well laid out but small nowhere to kick a ball around. Inside we found the lounge quite dark. This could be improved by cutting back the over enthusiastic wisteria. This would also allow use of the balcony which was so overgrown it was not useable. There was obviously a new cooker but few of the pans would work on it it was frustrating working out which ones would and would not work! The non workable ones should be removed and a few more ones that do work would be desirable. The 9.00 am limit on the last day was a significant drawback and we did not appreciate the threats of fines for any overstay. We thought this could be done in a less severe manner.

We absolutely loved our stay however we rang Matt a couple of times for things that werent working and these were not resolved in our stay. The lights to the outdoor area would not work at night therefore when we were using the hot tub at night we couldnt see which was dangerous. The hot tub wasnt working properly on the Friday the bubbles only seemed to work one side. Then we also rang regards the tv in the lounge. We wanted to watch the FA Cup final but couldnt get it working. It said no signal we tried everything which was a shame as a group we couldnt watch it. We couldnt find anything in the house to help these issues. Like I said previous the house is beautiful and the photos dont do it justice and its perfect for a large group it was just the above problems we had issues with. Also under the sink in the kitchen was leaking which we noticed just before we left on the Sunday. We cleaned it all and put a pot there just in case.

The parking is tight for 8 cars especially if you have bigger cars. There is no blindcovering in the room that sleeps 4 people in the side that has the Velux window so very bright in there awake very early as its so bright. The hot tub was only really hot the first night. Apart from the above we really enjoyed our stay and had a fantastic time and the house and garden are really great plenty of space for everyone and there were 20 of us altogether. Would definitely recommend the house to anyone.
