We celebrated my husbands birthday and renewal of our vows at Fern Lee with our family and friends. We chose Fern Lee as Carlisle was quite central for all our family to get to from England and Scotland. We were not disappointed.Fern Lee is a Fantastic house with everything you could possibly need for a great stay. The property was very clean and warm when we arrived and the hot tub was an added bonus and given a Arating by our 10 year old grand daughter. Contact with the owner regarding keys and details for our arrival was timely and very friendly and Julie waved her magic wand and made our stay a little more special, thanks Julie we all appreciated it. Plenty of parking at the premises which we were glad of as it was match day on the Saturday and Carlisle where at home. The house is very near the centre of Carlisle so we were able to walk in in ten minutes. All in all an amazing stay, highly recommended and we will use again for a special family get together.

Fern Lee was ideal for our family of 17 aged 787 and dog for Christmas. Big sitting and dining rooms, en suite bedrooms, well equipped kitchen, parking for 6 cars, and hot tub. Nine lessons and Carols at the Cathedral, the Tullie Museum, Lanercost Priory, Park Runs, Hadrians Wall, cycle rides, Museum of Miniatures, day in the Lake District and especially the Bookcase shop were all enjoyed. We would have liked a bigger freezer and more coffee tables.

This was our second visit to Fern Lee as a family of 20. We once again had a great time. House is centrally situated. Rooms are spacious and all have bathroom facilities. Kitchen is well equipped. House was spotlessly clean as usual!! We all had a great time!!

I enjoyed my stay at the fern lee however at the end of it I got a debit of 250 taken out of my account without prior communication. I believe this amount is high so I reached out to Sykes cottages and all they could do was apologize and nothing was done till date about it . I got comments in an email like I was cooking spicy foods and things like that so I reckon if you are from a region that cooks spicy food then this place may not be for you. Otherwise it was a nice place just bad communication and money deduction

Fantastic property for large groups. We just spent a weekend there for our annual friends reunion and it was close to perfect. Each room has an ensuite, which is so rare yet so convenient. The kitchen is very well equipped, the utility room has a spare fridge which is really convenient. The garden is very small but the yard provides a safe area for children to play for a short while. The drive allows plenty of parking we had 6 cars and 1 van and managed to park them all. The property was very clean. Location is perfect and allowed us to walk to the city centre and to local parks. Would highly recommend.

The house was everything we thought it would be. Loved the size of the kitchen with 2 fridges and plenty of empty cupboards for the weekend food which isnt always the case in holiday houses and having a large utility with a fridge freezer was a game changer. With so many family members celebrating 3 different birthdays we needed a drinksbar area with a good supply of ice the utility was perfect. The outside space although small was kitted out very well indeed and we werent going to bother with the hot tub as the weather was very hot and sunny but it was an added bonus. All the rooms were tastefully done with ensuites & bathrooms which were a higher standard than some houses. Everyone enjoyed their time there even though some of the more mature ladies wished they had a fan in their rooms as the weekend was exceptionally hot! There was a pedalbin missing in the ground floor bathroom which was just a little awkward. Hopefully the turn around staff were happy with how we left the house. I must say the communication before our stay from Julie at Sykes cottages was second to none. This is the second time Julie has managed holiday properties for me and her attention to every detail leaves no questions unanswered. Great service all round from booking, arrival and departure.

We stayed at Fern Lee as a family of 20. The house was perfect for us. Lovely spacious comfortable house. Spotlessly clean. Great location, walking distance to centre. Kids loved the hot tub & the smaller lounge for their own space. Great that each room had their own private ensuite or bathroom. Kitchen facilities were perfect, allowed us to cook breakfasts and dinners for 20 of us! Very easy to find fromA69. Will definitely book again. We all loved it and were all gutted to leave.

I actually think the photos could be improved in the listing as the property exceeded expectations! Its much nicer than it looked online! The downstairs space was fabulous! I loved that all of us could sit down and still have space. We were lucky with the weather and used the outside tables and hot tub which was a great temperature! The kitchen was well stocked with everything we needed and thought had gone into catering for 20 people I.E. 2 toasters, 2 kettles. Only criticism was that we could have done with a couple of extra bin bags and dishwasher tablets. The garden also needs a bit of a tidy but, everything might have had a growth spurt with the sunshine!

The house was a good size, plenty of rooms and all being ensuite was a bonus. The little snug living room was also an advantage.

Excellent house for the nine of us mature persons to holiday. It gave us easy access to the interesting Carlisle area. Reconfiguring the furniture for our stay meant we could suit our mealtime socialising and meetingrelaxing times. Carlisle is undergoing major town renovations hopefully complete soon.

Just returned from a family holiday, which included children. House was amazing and great location to explore Carlisle. Comfortable and plenty of space for 8 adults and 6 teenagers, and a dog. Well equipped and the hottub was fab.

Amazing property, very clean and well equipped in a great location. It has everything you need and more. The only suggestion for improvement I could give was if there could be a couple of extra tea towels and maybe oven gloves to be provided.

Very good property for a large group or large families. When I first saw the listing didn't think of it to be as big as it was. Very good location not too far from main supermarkets. This property isn't too far from the Lake District so that's another plus. Also I'd like to say Julie was very helpful and very informative didn't have no difficulties when we arrived. Everything was sent over to us regarding what we may need to bring along with us and what was already provided which was also helpful. Overall we enjoyed our stay and would highly recommend this property to anyone whose looking to book.

We thoroughly enjoyed our stay. The house is spacious and very comfortable with an extremely well equipped kitchen. We enjoyed the outside space and hot tub too. There is ample parking we had 6 cars between us and all easily fitted on the drive Fern Lee is well positioned for strolling along the river and into the centre of Carlisle. It's about a 15 minute walk to the train station and a couple of buses also run near the house.

The property is in a great location, 10 minute walk from the train station, close to the football ground and next to a beautiful park. A great base if youre exploring the lakes or heading into Scotland. The house has everything for a large group, plenty of comfy beds and bathrooms. We had a fantastic time for our friends 50th birthday there were 20 of us and will definitely be back.
