About Hilltop

Hilltop is a traditional Lake District stone cottage perched above Lake Windermere with breathtaking panoramic views. This secluded retreat sits on the Graythwaite Estate in Cumbria, offering peace and quiet broken only by the sound of the burbling beck below. Perfect for those who want to feel miles from civilisation while still having luxury on tap.

The surrounding estate grounds provide a natural playground for walkers and wildlife spotters. Red deer with fawns have been spotted on local walks right from the front door. Shared estate facilities include an indoor heated swimming pool (reopening April 2025), table tennis room, children's play area and a 2.5-acre trout fishing lake. After a day exploring, soak your tired muscles in your private hot tub - just don't slip on those patio slabs when wet!

The accommodation features two bedrooms - one king-size double with en-suite shower, basin and WC, plus a twin room. There's a family bathroom with bath, basin and WC. The kitchen/dining area comes fully equipped with gas oven, microwave, fridge/freezer, washing machine, tumble dryer and dishwasher. The cosy sitting room with its open fire is perfect for those chilly Lake District evenings.

Nearby attractions include historic Hawkshead (15 minutes), bustling Ambleside (20 minutes) and Kendal (30 minutes) with its famous mint cake. Hill top was a lovely stay, very tidy, great shower & bathroom facilities & very well looked after i was a little disappointed with lack of cleaning materials & the fact there wasn't any mention of the property not being enclosed considering the property is pet friendly my dog was well behaved but I was on pins when I had to let him out to use the toilet at night if he'd have seen something he would've been off so would be an idea to try n fence off an area as for that reason I wouldn't choose to stay again but I couldn't fault the place & views are amazing

Lovely cottage, perfect for a small family get away. Its secluded and quiet, although that also means take care on the country lanes getting to and from the property. Welcome pack with goods like firestarters was left on our second day rather than being there for our first night, but I'll assume this was a minor oversight. Hot tub does take 4 hours to warm but that was known so could plan accordingly. No real complaints at all. Thanks!

The cottage is perfect for a remote getaway. It is perfect in size and had everything we needed. We didn't have any issues from when we arrived to when we left, highly recommend it. We didn't realise quite how remote it is so if you are looking for pubsshops within walking distance you will have to be prepared to go a little further. I would definitely return

Setting We had a great stay at this lovely cottage it had all the basics you need for a comfortable break. The location was perfect for us secluded and peaceful, yet only a short drive from local amenities. There are plenty of scenic walks right on your doorstep, which we really enjoyed. Id definitely recommend this place to anyone looking for a quiet getaway. One thing to note is the hot tub. It was our first time using a woodfired hot tub, and its worth knowing that it can take up to four hours to heat. Youll need to stay nearby to keep the fire going, which can make you feel a bit tied to the house. That said, the hot tub wasnt essential for our stay, so it wasnt a big issue for us. But if a hot tub is a musthave for you, this might not be the most convenient option.
Beautiful cottage however the cleanliness needed some improvement. Behind the sink on the windowsill had alot of mould and dead bugs. Also the carpets wasn't very clean in the living room and bedroom. There was some mould in the ensuite. The slabs on the patio was very lose and was very slippery when wet. I slipped on the slab and because it was lose it fell off the patio and I almost fell back and hit my head which was very dangerous. The cottage was lovely apart from that and had the perfect location!
My family and I had a truly wonderful stay, also, the fire wood and hamper were very much appreciated, thank you! It is a beautiful property with a genuinely breathtaking view of Windermere, we felt like we were miles away from civilisation, which is exactly what we were aiming for. Would wholeheartedly recommend it.

Overall brilliant but struggled to find the wood storage around the side when we 1st arrived maybe a few extra signs to find the place would be nice.

This is in a great location quiet and beautiful views with easy reach of lowland and mountain walks. Swimming pool v handy and eco hot tub is relaxing. Only issue is there is NO WiFi despite it being advertised and the TV did not really work v well either. Could be seen as a positive but not if you have teenagers v keen to engage with friends while away!

We loved the cottage, loved the position, loved the hot tub and had a wonderful holiday. A few things need updating. It was difficult to work the television and we even brought our own Apple TV but the set was so old we couldnt connect it. It was difficult to find channels that worked and, sometimes, to find any channels at all. The house needs a new bottle opener and it would be great to be provided with kitchen spray and cooking oil but well bring our own next time. A special mention for Tim at Graythwaite adventure a highlight of many of our trip was the RIB tour of the lake. We also loved having access to the swimming pool and our oldest son actually learned to swim there. The house was brilliantly clean when we arrived and we had a fab time so thank you. Well be back!

Wonderful location, very comfortable house with spacious rooms and good facilities. Would have given full marks if second ensuite had shower and cafeteria was not broken on arrival although item was immediately replaced on request so maybe a little harsh.

We had a lovely relaxing holiday in an idillic setting. Lots of lovely walks which our dog loved and some much needed time out for us. Cosy cottage with open fire and a lovely view. Surroundings are stunning and we would definitely go back.

Wonderful setting with all kinds of wildlife to see
We chose Hilltop as it was near the wedding venue on the Graythwaite estate my son had been invited too. I was so pleased I did. Having used other companies in the Lake District they didn't appear to care too much about cleanliness, I was so happy to find this really delightful cottage was spotless, well equipped and so welcoming. Lovely setting which was peaceful and walks from the doorstep. So ideal for our dog who also settled in straight away. Thank you so much for such a wonderful long weekend.
I was concerned that the door by the kitchen was difficult to unlock so that we never used it. The front door lock was also difficult. I had to try two or three times to get the front door to unlock. This would be a terrible situation if there were a fire at night and one was rushing to get out of the house. I think you should change the locks to a more efficient type. The house is wonderful. I would replace the scratched Teflon frying pans and add more water glasses. The beauty of the house is a bit diminished by the plastic sign saying Hilltop which is starting to peel. The staff was wonderful at responding to our minor requests an extension cord, replacing a fire alarm sensor, and a light bulb. We enjoyed the quiet and the privacy. I would recommend it to anyone who wants a terrific house.

I have come to this cottage several times now. I absolutely love the peace and quiet it gives me in my busy life.
We were moved here after a gas leak at the property we had booked. The staff were great, helpful and gave us a choice of alternative accommodation. All were a lot more expensive than our original place at no extra cost. Hilltop was amazing we may well be back again in the autumn. Thanks for a great holiday.

I booked this for my partners 30th with close family very comfortable great to be in a secluded area. Went for a local walk and saw 78 red dear with a fawn was great! Only thing I could say was wrong would be not been able to control the heating but who cares opens door or window or turn it off! Will be returning!!!! Also great shower!
Over sold for view and for comfort. Kettle was meant to have been replaced and was not so 10 minutes wait to boil
Everything was fine as usual. Just two notes 1 there should be be just some more plates, knives, forks and glasses so that we don't have to put on every day the dishwasher this would save water and electricity. 2 Strange there is no thermostat in the room for the central heating many times it was too warm inside because we couldn't arrange the temperature ourself also that would save oil. What a lovely quiet position. The family enjoyed the walks from the front door and the noise of the burbling beck next to the house.
Expected this to be a four star house, with attention to detail it really could be, cooker hood was a disgrace, outside furniture very neglected, dirty windows, cobwebs, however the bed linen was clean the furniture very comfortable, we had amazing holiday, would we book it again not at that price, sorry.

The cottage was lovely and very comfortable. It's situated in a quiet and secluded place, all you can hear is the water over the rocks from the river below. Lovely view of the lake. Perfect place to relax and enjoy a break. Will definitely be back.
Just can't wait to go back! ....slightly firmer mattress would be wonderful though!
